Miami-Dade is the largest of the three counties we serve: about 2.7 million people and close to 1.1 million homes and apartments, according to the U.S. Census Bureau's 2020–2024 American Community Survey. We serve these cities and the unincorporated areas between them.

Miami-Dade homes

Half the county's homes are more than 45 years old.

The Census Bureau puts the median year built for Miami-Dade housing at 1980. Coral Gables (1969), Hialeah (1975) and Miami (1979) are older still. Wiring and panels from those decades were sized for a different house.

  • Central air plus modern kitchens push old 100-amp services to their limit. We check the load before we add anything.
  • Original panels in homes from the 1960s and 1970s can include brands that are no longer made. We tell you what you have and whether it should stay. See panel upgrades.
  • Condo and apartment units have their own panel and wiring inside the unit. We coordinate access with the association or building manager.
  • Additions and remodels need new circuits that the existing service can actually carry.

Electric vehicles in Miami-Dade

Miami-Dade had 88,988 battery-electric vehicles registered as of August 2026, the most of the three counties (Florida Department of Highway Safety and Motor Vehicles).

A Level 2 charger is usually a new 240-volt circuit, and in an older home it starts with a panel capacity check. In a condo it also starts with the association's rules for the garage.

Permits in Miami-Dade

Who issues your permit depends on your address.

Miami-Dade County has 35 municipalities, and each one has its own building official for permits and inspections. The county's Department of Regulatory and Economic Resources issues permits only for unincorporated areas.

  • In a city such as Miami, Coral Gables, Hialeah, Doral or Homestead, the permit and the inspections come from that city's building department.
  • In unincorporated Miami-Dade, such as much of Kendall, the county issues the electrical permit. Contractors apply through the county's online permitting portal.
  • The county's rule is plain: an electrical permit is required for electrical work. That covers panel changes, service upgrades, new circuits and EV chargers.
  • We pull the permit with the right office, schedule the inspection and are there for it. Florida electrical contractor licence #EC13002608.

The Florida Building Code puts Miami-Dade and Broward in its High Velocity Hurricane Zone, with the state's strictest wind-load rules. Hurricane season runs June 1 to November 30 (NOAA). Here is where an electrician comes in.
